Dear Sister,

You need to contact DHA directly regarding re-sale before maturity. From revenue point of view there should be no hurdle in re-sale as DHA will get transfer fee each time.

But project health point of view it should not be allowed till project maturity. Every booking project can be profitable if the Builder / Authority or Society do not allow the transfer till project maturity.

However the re-sale tend to enhance the further activities in the market and many other people get earning like dealers get commission on each transaction, activity generated for documentation preparation etc.

I would like to share few things and wants your expertise.
1- Is it worth to invest in the new bharia orchard low cost scheme?
2-What if i buy a 5 Marla and keep it invested, then what would be the future after the installments are fully paid?
3-I am buying a plot from a friend of mine, that is 402 corner,juniper block sector C, what would be the price range in that area?
4-Is it good to buy plot in juniper from investment point of view, and valid reason why?

I do not recommend Low Cost Orchard at this stage. You should get a chance in the mid of the project some where.

Jeniper is recommend for investment. But not for right now living.

402 worth is between 9 to 9.50 lacs cost of land paid excluding corner charges.

For investment purpose it is recommend due to minus price. As soon as construction will be started in Jeniper it will be at profit.

If the budget is limited and location is pirority then OPF is recommended for investment. However if you can increase your budget then better options are Airline, Tariq Gardens, Wapda and Valancia

I better recommend you to go for Tariq Gardens Lahore. It is has now a direct from main Khayaban-e-Jinnah road.

The given rate was for Wapda Town Phase II not for Tariq Gardens Lahore.

You can get 10 Marla plot in Airline @ 30 to 33 lacs.

Dear Atif:
Last sunday i went around Lahore and ventured into State Life society.
The main road i.e. Kamahan road is being doubled and the heavy machinery was working there. I believe that DHA is doing that. the enternace to SL was blocked as there was some work going on. My questions are
1. Is the enterence to SL approved or is there any dispute for the passage between DHA and SL?
2. Phase 2 of SL is on ground or still on the papers. How do one get a plot there. If you buy a file then do you have to pay installments to SL?

Atif Bhai, i have few questions pertaining to DHA Phase-8 installment plots.Please advise:

1.I am an overseas but due to certain reasons want to apply as a local.I will fill the application and attach copies of CNIC (not attested as applying as local), photos and application fee / draft, send through someone going to Pakistan and ask him to submit at DHA office on my behalf or just post it from somewhere within Pakistan to DHA address.Is this way acceptable to DHA or being an overseas i am bound to follow the procedure given for overseas.Please advise.
2.Can my cousine in Pakistan apply for me.I mean he will apply on his name and i shall be giving money to him.This i want to do because applying from KSA means a lot of paper work, attestation of CNIC, making of demand draft in dollars and then courrier.This all requires good time that i dont have because of my hectic job scedule.Now my question is that once my cousine gets the plot in ballot that is being funded by me, how can it be transfered to my name.Or i simply need to buy it from him and then get it transfered on my name.Because afterwards i plan to just switch that plot to my name and i shall be paying the installments from here.Can it be done easily and will there be an extra money involved in transfering this plot to my name.CMY and other experts are requested to guide please.
3. Can one expect immediate monetary benefits from these installment plots once he manages to win the ballot.

4. From investment point of view, doest it hold any attraction for the overseas Pakistanis, considering the money devaluatio factor

5. After winning the ballot if someone wants to pay in full for the plot, would he be given some price cut on the total ammount.

6. How likely is it viewed by the realestate gurus that a plot acquired aftyer 3 years installment may at that time fall below the paid price.

Dear Brother Hassan,

I do not recommend this practice for booking. DHA must have no objection either you apply as Overseas Pakistani or a local Pakistani, as far as the provided particulars are correct. Applying on some one other title may create problem for you in future. Also you need to pay transfer fee when ever you want to transfer it to your title.

Yes it only has attraction of installments. If you consider the devaluation factor and have other opportunity to invest and get a better return then it is better not to invest in the property in current situation.

You need to contact DHA for any discount on payment of balance amount at once at any stage.

As DHA is the most reputed builder and authority in Pakistan specially of Lahore, I don't think that this project will be available at minus price at the time of completion. However big player may manipulate the market some where in the beginning or mid of the project.

I do only recommend booking if you want to avail the installment package. However the probability of success will be very low. Other option is to wait till ballot and then buy from the market from successful applicant. So at start like most of the projects are at profit and this will be also.

It is my personal opinion that after supply of DHA VIII new booking in market price may come down some where in the mid of installment schedule. However it all depend on DHA development if they delayed the development then there is more chance that these plots will be available at minus price.

Bahria Town Orchard Low Cost 5 Marla is now available at minus. It is predicted that after paying 1st installment it will be available at more minus price.

8 Marla is still asked for 15 to 17 thousand profit, but this rate is artificially maintained by investors.

Keep in mind that 10 Marla plot in the same area is available at 8.50 to 9.50 lacs in Central Block of Bahria Town Orchard.

A H Shah Bhai you can go for Bahria Town possession area in Sector, B, C and Overseas Enclave. 25 lacs is enough for a good location plot.

Sukh Chayn Gardens is also a good choice in this budget.

In possession area you risk is always minimum for any kind of loss even you want to construct or pure for investment purpose.

Bahria Town Nasheman Lahore

Bahria Town is going to start new booking for Bahria Town Nasheman, it will located at Ferozpur Road opposite to Central Park Lahore.

It is almost 1/2 KM inside from Main Ferozpur Road. Where as Central Park is located at Main Ferozpur Road.

Bahria Town Management is trying to get 200 feet wide entrance from Ferozpur Road but still could not get it.

At Thokar area Bahria Town is recommended for low budget but only n only possession area.

For Airport surrounding you may choose DHA for high budget and Paragon City for low budget. In case of Paragon City only possession area is recommended.

Usman Bhai price range for 10 Marla vary between 28 to 35 for general locations in Wapda Town Phase II.

Good locations are above 35 to 45 lacs.

There are few plots of 5, 8, and 10 Marla in the map which are located in Y block as shown in provisional layout plan. I think if you want to try your luck then recommended is 1 Kanal. Or if you have budget then apply for 2 Kanal, probability of success for 2 Kanal will be also high due to few applications as compare to 5, 8, 10 Marla and 1 Kanal

Success probability will be much higher for 1 Kanal plots due to more in quantity.

DHA will earn a hand some amount specially from 5, 8 and 10 Marla and also from 1 Kanal applicants in shape of processing fee which is non refundable Rs.5,500 only for local application and for overseas it is $ 100. It shows that DHA has the same policy like Bahria Town that who earn more is eligible to pay more as per their criteria cool
